ADU construction through our FlexUnit™ service is a specialty, but it's one part of a full-service design and build firm.

A home addition adds square footage to your existing home — it's connected and part of the same living space. An ADU is a self-contained unit with its own entrance, kitchen, and bathroom. Some ADUs are attached to the home, others are detached. The distinction matters for zoning, permitting, and how the space can be used.

An accessory dwelling unit is a self-contained living space on your existing property — its own entrance, kitchen, bathroom, and sleeping area. Massachusetts has made significant strides in ADU-friendly zoning in recent years. Lexington has its own specific bylaws governing ADU size, placement, and owner-occupancy requirements. We research your specific situation during our feasibility phase and advise you accordingly.

Basement conversions, garage conversions, attached additions, and detached guest houses are all possibilities depending on your lot, your home's configuration, and Lexington's zoning bylaws. We assess all of it before any design work begins.

It varies significantly depending on the type — a basement conversion costs very differently from a detached guest house. Our feasibility phase produces a realistic budget range before you commit to anything. That's the point of doing it first.
